Good Afternoon to all reps:
In an effort to learn more about the FNMA QC inspections Arvin attended a field training session today with FNMA Broker. He brought back some valuable information in regards to what the client is expecting. We get most of these through A2Z, and we are seeing them from other clients as well. Below are some of the bullet points that Arvin took away from this training.
Items that the client is looking at:
Safety Hazards:
If there are any trip hazards, ie a hole in the ground, it needs to be reported as a deficiency
Burnt out or missing light bulbs
Uncapped wires, washer/dryer connections etc.
Smoke detectors that are chirping or not working at all
Cleaning:
Commonly missed areas that are not cleaned: stairwells, windows, fans, walls, air vents and floors
Yard:
The bushes/trees need to be trimmed 18in from the property roof and building. If either is touching the property then this is deficient. The only exception to this is a bush that is maintained and looks good touching the window/property. Or veins on the property that do not subtract from the property value
Other:
If the property has a padlock preventing access to the sides/back then it should open using the FIRST 4 numbers of the loan. The lockbox will still remain as the LAST 4 numbers of the loan
As usual:
lawn cut and free of debris. Interiors cleaned. All Appliances cleaned. Air fresheners in all wet areas. etc
If not secure call the realtor from site and let them know. Also let them know of any other problems that might occur. IE last week I did one in which I nearly fell in the bathroom because the toilet had an active leak causing the restroom to become flooded. I turned the water off, called the realtor and she had someone there within the hour to clean up the water
There should not be any homepath postings in the front windows. The only postings in the windows that you should see: AMS contact info and no trespassing signs from the broker
The homepath information needs to be the originals, no copies. They must be the up to date forms with the 5% information. If the forms are photocopied are not correct then it needs to be considered not present
Sheds should be secured with a padlock etc
If the carpets are stained then this will not count against the realtor, just as long as they are vacuumed to the best that it could be. This can still be reported in the comments but they cannot remove all the stains.
The air fresheners in all wet areas and need to be dated within 30 days of the inspection and must be open. They have to be the correct ones
