Required photos for M&M orders with no interior access

The instructions for M&M are very specific. IF LB PRESENT, INT PHOTOS ARE REQUIRED*** ***DUE BACK TO M&M 04/02/2016****LB CODES ~ SLF, OCN, LON, SUN OR 2042** KEYCODE 35241 OR 67767. If no lock box is present, you must try the keys listed in the instructions. If you cannot get in, then you must show photo proof why you were not able to access the interior.
The lock box codes that were tried, the key codes that were tried must be visible in the photos. They are not going to take our word that we tried the correct keys or lb codes. They want to see it so they can prove to their client and/or preservation company that changed the locks that they need to go back free of charge.
If a home is FTV and we have not accessed the interior previously, make sure you mark the form as FTV.
PNA policy requires you to call in if you cannot access an interior for any client, so we can check the status. This will help prevent rechecks from the clients.
If there is not a lock box on the door, take photos of EACH door to clearly show no lock box present

If there is a lock box and the code does not work, provide photos showing the lock box codes not working. Photos of the code must be CLEAR, instructions will list the 3 digit alpha codes and 4 digit numerical code. If it is an alpha lock box and 4 lock box codes are listed then you must have 4 photos of the different codes not working. Same with numerical codes

If your HUD keys do not work, you must provide photos showing each of the listed key codes in the deadbolt AND locks, the KEY CODES MUST BE VISIBLE. Depending on the number of key codes listed in the instructions and number of door knobs will determine the number of photos.


If there is a padlock preventing access. Make sure you provide clear photos showing the A389 key tried in the padlock THE KEY CODE MUST BE VISIBLE
