MCS LOSS DRAFT UPDATE-CHANGES

To ALL inspectors,

Please read the memo below from MCS from today. Effective immediately, a PDF scan of the signature document is required. Photos of the signature form will no longer be accepted. Make note of the changes.

Loss Draft Inspections

Loss Draft inspection types follow important guidelines to verify a percentage of repairs completed to a property that has sustained some type of loss or damage. It is necessary to follow the below guidelines while completing loss draft inspections to ensure that accurate and timely information is provided to the client:

Appointments/ Call Logs

  • Daily customer contact attempts within the first 3 calendar days of the date ordered are critical to meeting the client’s expectations

  • Vendor 360 is expected to be updated daily with call attempts and appointments dates per service level agreement

  • A call should be placed 30 minutes before the scheduled appointment to let the customers know what time you will arrive at the property

  • If the customer is a no show and you are at the property, please call the customer to advise and allow 15 minutes for them to arrive at the property before leaving and note this attempt in the comment

  • If the customer does not answer the phone please attempt contact by knocking on the door

  • If phone numbers are provided on exterior work orders, make contact with the customer to confirm an appointment.

Providing Percentages

  • The percentage of repairs should be based solely on the inspector’s visual observation in comparison to the scope of work document provided

  • It is okay to receive information about the repairs in progress from the borrower/contractor present, however they should not be providing the actual percentage they want reported in the results

  • When adjusting the percentage after verification, if the percentage is changed, notify the customer to avoid escalation on the discrepancy from the signed form

Loss Draft Forms/ Scopes of Work

  • Full readable forms with MCS logo, work order numbers, and addresses need to be shown on all signature pages.

  • A scanned copy of the form should be uploaded and not photos of the form. Photos of the form will be denied back.

  • If a scope is provided in legal documents for exterior work orders, please utilize the scopes and provide a percentage.

  • If no scope is provided on exterior work orders, enter the results at 1% and verify if home has been vandalized or demolished and if the property is vacant, or occupied.
