Winter Inspection Requirements - Loss Draft Inspections

With the winter season already impacting some areas of the country and other areas to be affected shortly,here are some methods to assist in your loss draft inspections where snow is involved.

To help all of us stay successful in providing quality inspections, we encourage you to do the following to confirm work progress when a property is snow covered:

Roof:

o Verify with mortgagor/contractor that roof is complete.

o Check all sides of roof. Sometimes depending on weather and direction of snowfall, snow may not cover entire roof.

o Check condition of visible ridge caps, roof vents, and plumbing boots.

o Check condition of visible section(s) of gutter if needing replaced.

o If roof decking is to be replaced along with shingles, inspect underside of roof via attic if accessible.

o Look for new plywood and nails coming through.

Decking/Patios:

o Verify with mortgagor/contractor that repairs are complete.

o If part of scope, inspect railing for repairs. Most times railings are the last step in deck repairs. Examine underside of deck if accessible.

o Inspect the sides if it is above grade anywhere and not snow covered to check for cut ends of decking/new material.

Windows:

o Verify with mortgagor/contractor that repairs are complete.

o Inspect window repairs from the interior of the property.

Slab/Foundation:

o Verify with mortgagor/contractor that repairs are complete.

o Inspect entire perimeter of property. If landscaping exists, many times the areas between the house and low growing bushes remains clear of snow or snow cover is reduced.

o Inspect from interior of property if accessible for basements.
