Good Morning to all reps:

An A/C went missing between the inspection in March and this one in April. I QC’d the one in May and found that they did not mark the damage report again. The QC team missed the one in April. If this has been conveyed back to HUD, we would be liable for the A/C.

These are the items that could result in claims.

  • At the wrong property.

  • Damages are reported improperly. Photos must match the damage report. All Damage must be filled out in the damage report. If there is new damage, then a new damage report must be completed adding to the old damage.

  • Incorrect postings. All postings are client specific.

  • Missing required photos. All required photos must be uploaded, or comments explaining why any photos are missing such as address not visible.

You have two main functions when completing inspections.

1.Verify Occupancy

2.Verify Condition

If you do either of these incorrectly, you are liable.
