Subject: Inspections (HUD key codes / No Access)

Valued Partners,

Due to an increase in the number of inspections reporting “No Access”, MSI would like to reiterate the importance of carrying all the HUD key code sets with you at all times when inspecting MSI properties. The work order often provides the applicable key code needed for access, but if it doesn’t work please DO NOT leave the property until you have tried other HUD key codes on both back and front doors. After you have attempted to gain access with no results, you can then leave the premises. Make sure you take photos of all these attempts to access the interior of the property.

If you run into a gated community you must attempt access first. If not able to get into the community, you must provide photos showing the closed gate, any security guard present at the gate, and any additional photos requested in the work order instructions.

If you are required by the guard, HOA (Home Owners Association) or Condo Association to provide a document/authorization prior to allowing you access, make sure to take note of all the relevant information pertaining to the document needed and take the applicable photos.
