Spectrum Field Services: UPDATED SERVICE INSTRUCTIONS

Good morning to all,

Please read the memo below from Spectrum. As you know the instructions for postings have not been clear. Going forward, you will see that the instructions have been amended to include the required postings. You need to make sure you are using the correct posting when applicable.

If you are not sure what posting to use give us a call while you are still at the property. Most ALL vacant properties require some type of posting and vacant certification. Bankruptcy inspections never require a posting or door hanger.

Remember: All Vacant postings, door knockers, and vacant certifications are Client/Lender specific.

Re: Residential Inspections Instructions, Notices

Pat Neff & Associates LLC,

Moving forward you will see some changes in the instructions for Residential Inspections. Of all the changes that have taken place, the main change I want to direct your attention to affects the notices.

In the instructions, reference to the notices is in the form of a document number. This number will be found on all the updated notices in the bottom right hand corner of the notice as well as the file name of the document attached to the service in Prism.

IF ANY NOTICE YOU ARE CURRENTLY USING DOES NOT HAVE A DOCUMENT NUMBER IN THE LOWER RIGHT HAND OF THE NOTICE, YOU ARE USING AN OUTDATED NOTICE AND WILL NEED TO DOWNLOAD THE MOST CURRENT VERSIONS EITHER FROM THE DOCBANK OR THE SERVICE REQUEST IN PRISM.

Examples of what this document number looks like . . .

As inserted on the bottom right hand of the notice: DOMUCMENT AFAS-V01

As in the file name: AFAS-V01.PDF

NOTE: Just because the document is attached to the inspection, does not necessarily mean the document will be needed in every situation. They are attached for convenience. It is imperative that you (and subs if any) read the instructions thoroughly for *all* applicable notices and *only* use the applicable notices stated in the instructions.

Additionally, there has been an increase incidents where Wells Fargo notices are being posted on homes that are *not* Wells Fargo properties, and where Non-Wells Fargo notices are being left at Wells Fargo properties. Wells Fargo is levied heavy fines for these incidents, which can be $75 per incident or more depending on the situation. When Wells Fargo charges Spectrum for these faults, we will be transferring that charge to you. Postings are lender specific.

The instructions have been completely re-hauled to help minimize confusion in the field, especially when it comes to the notices.Please ensure this memo and the service level instructions are making it to your crews in the field.
