Inspection Types

We complete many types of inspections for many clients. Each one has specific requirements. When completing inspections, you should always:

1. Identify the client (MCS, Reliance, NFR, Spectrum, etc…)

2. Identify the lender (708, SunTrust, Financial Freedom, Assurant, etc…)

3. Identify the work Code (exterior, interior, deliver letter, no contact, etc…)

4. Read the instructions in their entirety. (M&M puts the work code at the end of the instructions such as “bankruptcy” but the work code will show property inspection.

5. Identify the required photos (look at the instructions and the client requirements) SunTrust and SCR Group have much different instructions and photo requirements.

The only required photo for SunTrust is a street sign. If no street sign is available, then take a photo of the envelope showing the address. We never deliver the letter to anyone other than the borrower shown on the letter after positive ID. If no ID, then thank them and advise them to ask the borrower to call SunTrust. If you have an issue with any borrower, call PNA immediately.
