Please see the memo below. I have received this memo from several clients. Basically, we need photos of all appliances Present or Not Present every month.
If Exterior, make sure A/C photos present or not.
If Interior, get All Appliances.
Keep in mind, your form must reflect the appliances present or not and your photo labels must match the form results.
Appliance Photos
Based on the new HUD Mortgagee Letter, there is an increased focus on appliance photos. On all interior inspections for any client, supply photos of all appliances (refrigerator, stove, dishwasher, A/C, furnace, hot water heater, etc.) in order to demonstrate what is present at the time of inspection. Photos will be required on all interior work orders to ensure the appliances remain in the property month after month. If any appliances are missing, this should be clearly documented via photos, comments, and in the form damage section as well as an estimated cost to replace.
