Please read below: We have been receiving a great deal of complaints from the banks as to our photos and inspections not being completed in a quality manner. Please make sure all correct photos are being taken (we don’t need 15 photos of the same view). With the technology we have these days you can see your photos before sending them in, we are no longer accepting blurry or dark photos. If the below requirements are not met Wolverine will return the inspection back to you to redo within 24 hours.
• Photos for occupied properties: Front of house, address, street sign, any personals visible from exterior, any postings on the property. If there is no address on the house please note that in the comments.
• Photos for properties that require an interview are the same as above BUT you must take a photo of the call card left on door.
• Photos for vacant properties: All 4 sides of the property, address, street sign, meters, any postings on the property and any damages visible at the property.
• Photos for interior inspections: photos of all 4 sides of the property, address, street sign, meters, any postings, damages, all interior rooms including ceilings and floors, appliances and mechanicals. If for some reason you cannot get inside the property you MUST include photos of the keys in the door, if a lockbox is there photos showing the code or photos showing why you cannot get in (debris, mold, squatter, prop open, etc.)
• You must provide a legible photo or copy of the posting and provide any contact information like a phone number, email address or physical address on the posting. You should whenever possible advise what the posting is for or about. • On bad address inspections you must list what you tried to locate the property and any efforts made trying to locate the property, including GPS location, map applications and services, contact the police, fire or public safety locally, visit a government office or post office for assistance, contact local business or delivery service, etc.
• Secured complex’s: you MUST leave the attached HOA notice with the guard or on the callbox in an envelope labeled HOA.
• You must complete all sections of each form you receive, follow all instructions on the form and adhere to these requirements.
